1. About the service

Trusted Landlords is a UK-focused platform that helps tenants share structured ratings and reviews of landlords, and helps landlords collect feedback from tenants they have invited to review them. The platform is designed for residential tenancies in England, Scotland, Wales and Northern Ireland.

Landlords sign up for an account, create a public profile, and generate unique, single-use links to invite individual tenants to leave a review. Tenants do not need an account to submit a rating. Public visitors can search for landlords and view published profiles, ratings and landlord replies.

2. Important disclosure about reviewer anonymity

Because each review link is generated for one specific tenant, a landlord may be able to infer who wrote a particular review — especially if they only send a link to one person at a time, or if they label the link with their own private note such as "Flat 2B" or a tenant's name.

This is an inherent trade-off of the single-use invite model. It allows us to verify that every review comes from a real tenant invited by the landlord, without requiring account creation, identity verification or document uploads. However, it also means that reviews may not always be anonymous to the landlord.

We are transparent about this limitation. If you are a tenant and you are not comfortable with the possibility that your landlord may be able to guess who wrote the review, you should not submit a rating. We do not publish reviewer names, contact details or any identifying information, but we cannot guarantee that a landlord will not recognise the content or context of a review.

3. Landlord accounts and responsibilities

To create a landlord profile you must have a valid email address and be at least 18 years old. You must provide accurate information about your display name, your area (city or postcode district) and, optionally, your letting agency or company name. You must not impersonate another person, landlord or agency, or create a misleading profile.

You are responsible for every review link you generate. You may only send a link to a tenant who has genuinely rented from you. You may not send links to yourself, family members, employees, or anyone who has not been your tenant in exchange for a biased review. You may not offer money, discounts, goods or services in exchange for a positive review.

Private labels on review links are visible only to you. They are never shown on the public profile. We use them only to help you manage your invitations.

4. Tenant responsibilities

You may only submit a review if you received the link from your landlord and the link has not already been used. You must be at least 18 years old, or have the consent of a parent or guardian if you are a younger tenant.

Your ratings and any written review must be truthful, based on your own tenancy experience, and must not contain false statements, abuse, threats, hate speech, spam or illegal content. We apply a basic profanity and abuse filter before publishing a review.

5. Single-use links and submission limits

Each review link is a single-use token. Once a review is submitted through a link, that link is permanently marked as used and cannot submit another review. You cannot delete a submitted review yourself; if you believe a review is inaccurate or abusive, you may ask the landlord to reply, or you may flag the review for moderation.

6. Content moderation and takedown

We reserve the right to review, flag, hide or remove any content that violates these terms, appears fraudulent, or is reported by a landlord or third party. Landlords can reply publicly to reviews. Moderators can hide or publish flagged reviews at their discretion. We do not pre-approve every review before publication, but we do apply automated checks and human review where reports are made.

7. Intellectual property and licence

By submitting a review, you grant us a non-exclusive, worldwide, royalty-free licence to publish and display your content on the platform. You retain ownership of your content. Landlords grant us a similar licence to display their profile information and replies.

8. Liability

We provide the platform "as is" and do not guarantee that it will always be available, error-free or accurate. We are not a party to any tenancy agreement and do not provide legal, financial or housing advice. Our aggregate ratings and reviews are opinions provided by third parties. To the fullest extent permitted by law, our liability to you is limited to the amount you paid to use the service in the 12 months before the claim, or £100 if you did not pay anything.

9. Governing law and disputes

These terms are governed by the laws of England and Wales. Any dispute arising from these terms or your use of the platform will be subject to the exclusive jurisdiction of the courts of England and Wales, unless you are a consumer resident in Scotland or Northern Ireland, in which case you may also bring proceedings in your local courts.

10. Changes to these terms

We may update these terms from time to time. The latest version will always be available on this page, with the "Last updated" date at the top. Continued use of the platform after changes means you accept the updated terms.
